Mortgage Concierge operates as a marketing and referral service connecting consumers with independent, licensed mortgage brokers and related professionals (“Brokers”).
We are not a mortgage lender, broker, or financial institution and we do not directly provide mortgages, credit, or financial advice. Our role is limited to collecting consumer information and facilitating introductions between consumers and vetted Brokers who may offer mortgage-related products or services.
When you submit information through our website or other communication channels, you authorize Mortgage Concierge to share that information with one or more independent Brokers, based on relevance to your stated needs.
3. Broker Relationships and Compensation
Mortgage Concierge maintains relationships only with Brokers who meet our vetting standards and hold valid licenses in their respective jurisdictions.
We may receive a referral fee, marketing fee, or other form of compensation from a Broker or partner if your introduction results in a completed transaction or commissionable event.
This compensation structure does not affect the rates, terms, or costs offered to you by any Broker. You acknowledge and agree that:
- Mortgage Concierge is compensated by participating Brokers for marketing and lead generation services.
- You are under no obligation to work with any Broker we refer.
- Any agreement, transaction, or service you enter into with a Broker is solely between you and that Broker, and Mortgage Concierge is not a party to that agreement.
4. No Financial or Legal Advice
All content and services provided by Mortgage Concierge are for informational purposes only and do not constitute financial, legal, or professional advice.
We encourage you to seek independent professional advice before making any mortgage, credit, or financial decision.
5. Accuracy of Information
You agree that all information you provide is true, accurate, and complete to the best of your knowledge. You also acknowledge that Mortgage Concierge and its partner Brokers rely on this information to assess eligibility and determine suitability for mortgage-related options.
We are not responsible for errors, omissions, or consequences resulting from inaccurate or incomplete information provided by you or by any Broker.
6. User Eligibility
To use our services, you must:
- Be at least 18 years old (or the age of majority in your jurisdiction).
- Be a resident of Canada or the United States.
- Provide accurate contact and financial information as requested.
7. Privacy and Data Use

- The sharing of your information with Brokers and other third parties necessary to deliver our services.

8. No Guarantee of Results
While we strive to connect you with qualified professionals, we do not guarantee:
- That any Broker will contact you or offer you a mortgage product.
- That you will qualify for a loan, refinancing, or specific rate.
- That you will obtain any financial benefit from our introductions.
Decisions regarding credit, approval, and terms are made solely by the Broker or lender.
9. Limitation of Liability
To the fullest extent permitted by law, Mortgage Concierge, its officers, employees, contractors, and affiliates shall not be liable for any indirect, incidental, consequential, special, or punitive damages, including but not limited to loss of data, profits, or goodwill, arising from or relating to your use of our services.
Mortgage Concierge’s total liability to you for any claim arising out of or related to these Terms shall not exceed one hundred dollars (CAD/USD $100).
You agree to indemnify and hold harmless Mortgage Concierge and its affiliates from any claims, losses, or expenses arising from your use of the services, your breach of these Terms, or your dealings with any Broker.
10. Third-Party Websites and Services
Our website may contain links to third-party websites or services that are not owned or controlled by Mortgage Concierge. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party sites or services.
11. Intellectual Property
All website content, including text, graphics, logos, and design elements, are owned or licensed by Mortgage Concierge and protected by intellectual property laws. You may not copy, reproduce, or distribute any material without written permission.
12. Governing Law and Jurisdiction

Users in the United States agree that the same principles apply, and any dispute shall be brought exclusively in the courts of Alberta, Canada.
